Description

Refurbishment of existing areas and relocation of equipment from existing facilities is required to approximately 1,700 sqm (18,300 sqft) at the public car park situated at 23 London Wall, London EC2V 5DY.
Situated in the heart of the City of London, London Wall Car Park (LWCP) is an underground car park, currently used by the public and as car parking/access by tenants occupying adjacent buildings.
The car park has a section of the original Roman London Wall located within its boundaries, which is a monument scheduled under the Ancient Monuments and Archaeological Areas Act 1979 and will need to be protected during the works.
The aim of the project is to create two enclosed private areas within London Wall Car Park - the contract will be a single stage design and build works contract, encompassing:
 Contractor technical design elements (RIBA Stage 4)
 Refurbishment and fit-out of office and ancillary spaces
 Upgrades to/relocation of existing mechanical, electrical, public health services and security systems to be incorporated into the design
 Whitelining to new parking bays
 Decommissioning, relocation and re-commissioning of existing equipment from other existing car park facility located in the vicinity
 Potential structural works
 Private car parking bays with controlled access gates / roller shutters in 2no. discrete areas
 Areas for work benches, racking and cages for tools/equipment storage. New lighting/power/cold water supplies may be required in these areas
 Private car parking bays with lockable drop posts and discreet signage in the main area of the public car park - all private bays in the public area will require lockable drop posts so that unauthorised users do not park in them, and will need to be marked as private
 Office facilities with work stations, all services and full IT and CCTV connectivity back to centrally-managed facility
 Potential provision of additional WC facilities within/outside the private area
 Relocation of existing items/facilities from new private areas to public areas - eg. kiosk, pay-on-foot machines, ticket machines, stores
 Creation of a new kitchen/mess room
 Relocation of existing electric cars charging points
 Protective measures/working methods to ensure protection of a section of Roman London Wall located in close proximity to the project site area (End Section Area D, as per attached planning application drawings)
 Completion of transport assessment for Highways approval and/or discharge of planning conditions
 Statutory consents - liaison with Local Planning Authority, Building Control, Historic England, Inspector of Ancient Monuments, in order to discharge conditions on Planning/Building Regulations/Scheduled Monument Consent (as/if applicable)
 Statutory consents - discharge conditions and liaise with Local Planning Authority (LPA) in relation to Planning consent obtained by City of London.
