This tender is for the refurbishment of Buchan Ness Lighthouse, which is situated on the east coast of the Scottish mainland, north of Aberdeen on the A90 and approximately 2 miles south of Peterhead at the village of Boddam within the Banff and Buchan District of Aberdeenshire. The lighthouse is situated on a tidal rock outcrop accessed via a reinforced concrete bridge. The lighthouse has a position Latitude 57o 28.2 'N, Longitude 1 46.4 'W. Due to the location of this site, all materials and equipment will be transported to and from site via road access, via the B9108 through the small village of Boddam. The NLB have a servitude right of access to the lighthouse via the road and bridge. It is not envisaged that any NLB Tender or helicopter work will be required.

The area of beach directly under the access bridge is submerged at high tide, so any work here is restricted to suitable tide times.

The Principal Contractor must also ensure that the condition of any access routes are monitored and any areas identified as hazardous are noted with details passed to their own employees, appointed sub-contractors, and all visiting NLB personnel. If necessary, suitable remedial and protective measures should be put in place to protect anyone on the site and the environment for the duration of the contract.
Works consist of carrying out a full Asbestos Refurbishment/Demolition Survey on all NLB operational buildings prior to commencement. Testing of the existing 'HCL' fall arrest system and re-certification if necessary before use and provide all relevant test certification for record and audit purposes. Full refurbishment and upgrade of the station. De-mobilise site and clear all surplus project materials and plant, with the disposal of excess project materials to appropriate licensed and registered dumps. Supply 'as-built' information for incorporation within NLB Operational and Maintenance documentation, which includes the Health and Safety file in line with current CDM Regulations.
