Description

The works comprise of many key parts:
1. The External Works will cover the following that is the roof. There are two different roof structure, one being pitched and the other being of a flat roof. An investigation into the condition of the flat roof stated that it is of good state of repair and that the pitched roof is not. The works for the pitched roof will include total replacement, as noted from a timber report there is a woodworm infestation so it would be useful for the contractor to salvage, treat and preserve as many good timbers as possible. The vent above the VC room is to be refurbished it possible during roofing works.
2. Window replacement is required in various areas of the site and there is a bay window that requires replacing, all subject to planning application. This includes; the bay window in the VC room, additional small window in the VC room, First Floor toilet windows. The window in 'Margaret's room,' and the window in 'Dawn's' room.
3. The bay window within the VC room is to be removed and replaced with a new window.
4. The existing PVC-u front door entrance and fanlight by the road is to be replaced with a new aluminium fire door.
5. The stone turret of the entrance arch on the LHS facing the building from the roadside has cracked and requires repair and repointing. Minor ancillary external works include removal of vegetation, external decoration and cleaning to the rendered walls and renewal of resin playground.
6. Internal decoration to all ceiling and walls including timber skiting and joinery. Colour to be decided by CAFCASS. A new reception counter screen is to be constructed and within the reception entrance curtain walling are new blinds that are to be installed to reduce sun glare.
7. Fire Safety measures will include the replacement of 3no. of Fire doors on the Ground Floor in the stairwell lobby area with new fire rated doors. Overhaul of all internal doors.
8. The Male and Female toilets on the first Floor are to be completely refurbished, with new sanitary units, doors flooring, decoration and lighting along with some minor splashback detail behind the vanity units.
9. The building is manifesting condensation along particular areas of the building, this has transgressed into black mould and requires remediating. This requires treatment, ventilating and then replacement of defective surfaces. Upon the First Floor in the VC room, there has been significant bloating of the internal plaster and requires hacking back, ventilating and then rectifying. Whilst in the interview room on the ground floor, further investigation is required so that remediation can be undertaken.
