Description
The proposed Bridge Academy will be a new build Primary SEN School for pupils with EBD (Emotional and Behavioural Difficulties) based in Rochester, Kent for The Castle Trust. The floor area of the site is approx 1,280m2. The primary school will be two floors, with a secure external play area. The new build will be built on the current car park of the Delce Academy, an operating primary school also managed by the Castle Trust. The car park area will have to be reconfigured as there still will need to be a staff car park. The car park is a mix of pavement and grass and there are two manholes over this and telephone cables running above the site, the land is on a slight slope.
Internally the school will comprise of a range of basic teaching classrooms, large spaces such as hall and dining area, learning resources areas such as; Library, SEN therapy rooms, light and sound sensory room, soft sensory room, quiet rooms etc and of course school essential areas such as staff and admin and storage areas.
Currently a client feasibility study is being undertaken.
The procurement route for this project will be a two stage tender. First a PCSA for Contractors Proposals, Full Planning and any additional surveys the bidder would like to undertake. This will be followed by the Main Contract being a JCT Design and Build contract.
Appointment of the contractor will be on the basis of the criteria to be published in the tender documents and the contract will be awarded on the basis of the following split: Qualitative Assessment (60%) / Quantitative Assessment (40%).
