Description

This tender is for the construction of Building 2 (a four storey standalone building to provide new teaching and learning facilities together with a lower ground car park; erection of single storey Energy Centre; and landscaping works to enable creation of new public realm and all necessary external works) complete with all temporary and permanent works. The demolition is already underway under a separate contract and there will be an enabling works contract let also separately so that the appointed contractor will have a clean / prepared site for the construction. This tender therefore excludes demolition and enabling works. The works will comprise the supply delivery and construction of a new four storey university building with concrete frame and flat slab construction, secondary steel support and complex brick elevations complete with glazing and curtain walling. The internal skin of the external walls will be dry lined Metsec or other equal systems. The internal accommodation will be sub-divided with non-load bearing acoustic rated partitions. The top floor of the building will be supported by a steel frame with rib-deck and in-situ topping with a membrane roof with sedum covering to the front section. The works include the construction of ground floor car-parking within the building envelope.
The building contains specialist accommodation:
o Teaching mortuary
o Specialist engineering workshops
o Health and well-being simulated hospital wards and associated spaces
o Computer suites
o Staff and ancillary support accommodation
o Sport sciences
o Chemistry and biology labs
The University retains the option to include the fit-out of all or any part of the overall building as part of the works.
The works include external and site development works and drainage with a high quality public realm.
The project is sited in a world heritage site with challenging requirements for construction management and build quality.
The project includes full engineering services including mechanical, electrical and lift installations and in particular specialist installations associated with the facilities listed above.
Candidates/Bidders should note that enabling works have been undertaken to demolish existing structures above ground on the development site together with ground slabs and to undertake the reduced level excavations to formation level under the footprint of the new building (reducing risk of potential delays which could arise as a result of site archaeological finds and removal of contaminated materials in the reduced level excavations). The enabling works have also included the erection of a hoarding to the site perimeter which the appointed contractor will be required to take possession of, supplement if necessary to satisfy site security, maintain and dispose of as part of completion of the works.
