Description
The London Borough of Camden are seeking to appoint a main works contractor to undertake the Phase 1 regeneration of the Tybalds Estate (the "Contract"). The scheme will aim to provide 56 new homes and public realm improvements. The scheme comprises of:
• building 10 flats created from the semi-basement areas of 3 of the existing blocks,
• associated reconfiguration of the existing ramps to make them wheelchair compliant (6 out of the 10 new flats will be wheelchair adapted),
• landscaping to the areas surrounding the blocks and courtyards and,
• the creation of new caretaker's facilities.
The term of the Contract is expected to be 72 (seventy-two) weeks commencing January 2023. The Form of Contract to be used is the JCT Standard Building Contract 2016 without Quantities (with Contractor's Design Portion), using RIBA Stage 4 detailed designs for the conversion of space under the existing buildings that requires installing party walls, insulation, installation of services, windows, doors, and internal fit out. The Contractor's Design Portion will be for the MEP design and installation. Please note that 6 of the 10 homes will be designed for wheelchair users.
