The existing roof coverings had exceeded their warranty periods, were approaching the end of their service life and required replacement to provide a durable, watertight solution.\r\n\r\nThe scope of the contract includes:\r\n\r\nReplacement of the existing single-ply membrane flat roof system.\r\nReplacement of the existing aluminium standing seam pitched roof system.\r\nReplacement of existing rooflights.\r\nRepairs to parapets and associated weatherproofing details.\r\nInternal repairs and redecoration to first-floor ceilings and wall finishes affected by historic water ingress.\r\nInstallation of permanent edge protection to facilitate safe future inspection and maintenance.\r\nInstallation of a permanent roof safety system, comprising either a cable-based lifeline or step-type fall protection system, to provide safe maintenance access in accordance with the manufacturer's recommendations.\r\nAll associated structural, roofing, drainage, insulation, flashing and making-good works required to complete the refurbishment.\r\n\r\nThe completed works will provide a robust, watertight roof, protect the building fabric from further deterioration, improve the safety of future maintenance activities and reduce the need for ongoing reactive maintenance.",
